Growing up, we were told that if we wanted to have the best outcome for just about anything, it’s all about timing. So, when would be the best time to sell your home in Worcester, MA? It all depends on how the local market is performing, your price point, and how quickly you need to sell your home

Best Time Sell Your Worcester, MA Home

It’s widely accepted that June and July are the preferred months for selling real estate. The kids are out of school, the days are longer so you can get more done, and it’s the time of year people like to take a vacation from work.

What if we told you that if you wanted to get more money for your house, then your best time to list would actually be November? Right before the holidays might sound like a crazy time to sell, but it’s not as hectic as you think. According to Homelight, if you list your property in August (and close in November), your home could sell for 5.73% more above the annual average. Pretty sweet!

Now, if you’re in a rush and have to sell quickly, your house is likely to sell four days faster if you put your home on the market in July. Ultimately, a July listing date means you could close in October – well before the holiday season!

Worst Time to Sell a Home in Worcester, MA

Unfortunately, whenever there’s a “best,” there’s going to be a “worst” to follow. If it’s possible, you should avoid listing your property in January. Not only will it take nine days longer to sell your home, your property is likely to sell for 6.27% less than your asking price. That difference could mean you’re leaving tens of thousands of dollars on the table, simply by listing in January.

Ouch.

Variables to Consider

Despite wanting to have our lives mapped out to the T, life happens and sometimes we don’t have much control over the curveballs that come our way. The best we can do is to change gears and handle things as they come. But, you don’t have to do it alone.

A top selling real estate agent can help you handle unexpected changes and can give you the reassurance you need whenever you feel overwhelmed. They’ll have a game plan in mind so that your house sells as close (if not above!) as possible to your asking price, while aiming to close quickly.

At the end of the day, this is your life and you need to make the decisions that are best for you. Ideally, our homes would sell for top dollar the moment it goes on the market. But, that’s rarely the case (well, under normal market conditions and not the chaos we’ve experienced for the past two years!). Trust your real estate agent and trust the process.
